合理定價的重要性

在美國房地產市場,估價師的工作是一項技術含量較高的工作。

 

估價師通常採用相似房源比較法,成本核算法及租金收入計算法等三種方法之一來進行估價。每一項比較,每一項數據參考都是有章可循,有據可依,不能隨心所欲的。而政府部門有一個叫assessor 的官員,通常每年也都會重新評定一下您的住房价值,以確定地產稅的精確性(地產稅是基於房價來計算的,有好幾個部份組成)。

 

我們在定價時,既要理性,用科學的方法正確,準確地估出房價來,也要感性地根據市場的熱度來適當地提高或降低報價。
